We are proactive with the tenancy mix and will recommend changes where we see benefits for the Landlord.
We work hard to maximise the Landlord’s investment, and ensure all lease terms are maintained in terms of rent increases, Insurances renewed and general ongoing diligence of the tenant’s obligations.
Preservation and improvement of the Landlord’s Asset is paramount and whilst maintaining the best outgoings costings we can, we ensure that the maintenance is carried out in a timely manner with the most reliable and cost effective contractors and service providers.
We engage our clients in terms of expenditure and work with a pre-determined budget.
Outgoings audits are carried out in accordance with the Retail Leases Act and any adjustments made within the required time frame to
ensure we comply with all legislationWe are able to offer market advice with one of our principals having completed the valuer’s course and is an associate of the API.
Whilst he is not a qualified valuer, he has skills for assessing market rentals and sale realizations.
Our company provides modern and professional financial reporting including written monthly reports on all activities carried out during the month.
Our company uses modern and efficient software, CMS, which gives complete information, budgets, financial reports with comparisons, outgoings updates, a complete tenancy schedule, calendars for rent increases, sales turnover reports and everything required for a comprehensive system.
